Salka

FAQ

What does Salka charge?

Sellers pay 0%. Buyers pay 1.25% of the contract price (property) or of the total price with an EGP 7,500 minimum (cars), plus 14% VAT — and only after the official transfer is documented.

Does Salka hold the deal money?

Never. The buyer pays the developer, lender or seller directly. The payment link we send covers Salka’s own fee only.

Can I sell with an overprice?

No. Your ask must be at most what you actually paid the developer (down payment + installments + arrears you paid). Discounts are allowed.

What is Silent Exit?

Your listing never appears in public search. Only verified buyers whose budget fits can see it, with blurred photos and project-level location, until you approve each reveal request.

What’s the difference between cancelling and assigning?

Cancelling typically deducts 10–15% of the full price and refunds the rest over years. Assigning transfers your contract to a new buyer with developer consent, and returns what you paid at signing.

Why don’t you accept power of attorney and trust receipts?

Because the loan stays in your name, the receipts expose you to criminal liability, and your I-Score suffers. The official route is: lender payoff → clearance → ban lift → traffic transfer.

When does the buyer pay me my equity?

Only after the sale-ban lift letter is verified. A buyer never pays equity on a car that still carries a lien.

When is a deal counted as closed?

When the final official document is on file: the assignment addendum or new contract, the new licence, or the registry receipt.
